Section 106 agreements

Section 106 of the Town and Country Planning Act (1990) allows the council to enter into agreements with anyone with an interest in land - usually prospective developers - to achieve certain community benefits.

New development will often result in increased pressure on local infrastructure and services and create demand for improved community facilities. The absence of such improvements means there could be a detrimental effect on local amenity and the quality of the environment.

Developers have a responsibility, through the planning process, to manage the impact of growth and ensure that all development makes a positive contribution, providing sustainable social, economic and environmental benefits to the whole community.
