Local Housing Allowance (LHA) rent support

If you rent from a private landlord and get Housing Benefit, the amount you receive is based on Local Housing Allowance (LHA) rates.

What affects how much you get?

Your Housing Benefit depends on:

  • who lives with you
  • where you live
  • your income and savings
  • your rent amount
  • your age.

LHA Weekly Rates (1 April 2025 – 31 March 2026)

  • shared 1-bedroom (single under 35): £90.56
  • 1-bedroom self-contained: £135.78
  • 2 bedrooms: £159.95
  • 3 bedrooms: £184.11
  • 4 bedrooms: £264.66

Note: The maximum allowed is 4 bedrooms, even if your household needs more.

How many bedrooms can you get help for?

You’re allowed one bedroom for each of the following:

  • each adult couple
  • any other adult (16 or over)
  • two children under 10
  • two children under 16 of the same sex
  • any other child under 16

Single and under 35?

You’ll usually only get the shared accommodation rate.

An extra bedroom may be allowed for:

  • registered foster carers
  • a carer who stays overnight
  • disabled couples or children who can’t share a room
