Mile Cross Depot redevelopment

The redevelopment of the former Mile Cross Depot on Mile Cross Road is an important project for Norwich City Council. We are transforming a complex brownfield site into a high-quality, social-housing-led community.

Project overview and objectives

Objective: To transform the old depot site into high-quality affordable homes providing better connections with Marriott’s Way and the city centre, with new local amenities.

Scale: The 4.4-hectare site aims to deliver up to 200 dwellings across three phases. 

Phase one: The first phase of development is underway to deliver 67 affordable homes on the site.

Current status and timeline

Planning approval: Planning permission for Phase One was granted in November 2024. 

Improvement and preparation works: Due to the brownfield history of the site and the demolition work required, the Council has split the build into multiple stages. Groundwork and Infrastructure specialists Ovamill Ltd are currently on site, readying the utilities and main spine road for the main construction works.

Construction kick-off: The main construction contract for the houses will be completed by Lovell Homes. We are currently working with Lovell to finalise the design of the programme before works are due to start on site in Winter 2026. 

Next phases: The delivery of homes on the rest of the site will be subject to planning approval before construction can begin. This will likely be sought in 2027.

Design and sustainability

The design work was done by Norwich-based architects Feilden + Mawson.

Environmental standards: We are exploring zerocarbon options and fabricfirst insulation to reduce environmental impact.

Proposals include green infrastructure upgrades, improved cycling and walking links to Marriott’s Way and the city centre, and a new children’s park.
