Your guide to repairs you're responsible for

As a tenant, there are certain things you’ll need to look after while you live in the property. This guide explains what you’re expected to maintain or fix yourself, and what to make sure is sorted before you move out.

What you're responsible for fixing or maintaining as a tenant

Here’s a simple guide to the things you’ll need to take care of during your tenancy:

Garden and outdoor areas

  • Clear out and throw away any personal items from gardens, sheds, or garages when you move out.
  • Keep your garden tidy while you live there—this includes trimming ivy, bushes, and other plants.

Windows and glass

  • Replace any glass that gets cracked or broken.

  • Follow the care instructions provided.
  • If damage happens because of poor maintenance, you might be charged for repairs.

Doors

  • Look after door latches, chains, and fittings inside your home.
  • Fix any damage to doors unless it’s just normal wear and tear.
  • Adjust doors if they don’t fit properly over carpets.
  • Put back any internal doors that were removed before you leave.
  • Replace locks if you lose your keys or fobs.
  • Get extra keys or fobs if you need them.
  • Maintain things like doorbells, knockers, and nameplates (not including shared entry systems).

Kitchen

  • Install, disconnect, and fix your own appliances like cookers and washing machines, including the pipes.
  • Connect washing machines properly.
  • Fix or replace parts like handles, hinges, and drawers on any extra kitchen units you’ve added.

Bathroom and plumbing

  • Take care of any bath panels, showers, or tiles you’ve installed.
  • Replace or tighten toilet seats and lids.
  • Fix toilet flush handles or buttons.
  • Replace bath or sink plugs and chains.
  • Unblock sinks, baths, and toilets.
  • Cover any accidental damage to bathroom fixtures.

Electrical items

  • Maintain your own electrical items, including cables, plugs, and fuses.
  • Fix or replace any electrical fittings that weren’t originally provided.
  • Reset trip switches if needed.
  • Replace light bulbs, fuses, plugs, and bathroom pull cords.
  • Maintain your own TV aerials.

Garden structures and fencing

  • Maintain sheds and fences that aren’t owned by the council.
  • Keep your garden neat and manage any plants or ivy within your boundary.

Gas appliances

  • Look after flexible gas connectors for your own appliances.
  • Make sure vents and airbricks aren’t blocked.
  • Arrange yearly servicing for any gas appliances you’ve installed.

Solid fuel heating

  • Sweep flues more often than the annual service if needed.
  • Arrange yearly servicing and cleaning for any solid fuel appliances you’ve added.

Water meters

  • Handle any changes or repairs needed to install a water meter.

Smoke detectors

  • Clean smoke detectors installed by the council (except in sheltered housing). Use a soft brush or vacuum.

Extractor fans

  • Clean extractor fans regularly to keep them working properly.

Decoration

When you first move into a Norwich City Council property, you might get a voucher to help with decorating.

After that, it's up to you to take care of decorating your home. If any repairs or improvements are done by the council's contractors and they’re completed properly, the council isn’t responsible for fixing any damage to your decorations.
