Leaseholder repairs and improvements

If you own a leasehold flat or maisonette, it’s important to know which repairs you’re responsible for and which ones we take care of. This page explains who looks after what, and how to report a repair when something needs fixing.

What you’re responsible for

As a leaseholder, you take care of everything inside your flat or maisonette. This includes:

  • doors and windows: fittings (including lock) and glass. However, the council is responsible for the main structure of the doors and windows, including the frames.
  • pipes and wiring that only serve your flat
  • decorating
  • electrical systems
  • heating

If you have gas appliances, it’s your job to make sure they’re checked regularly by a qualified engineer. They must be installed and maintained by someone on the Gas Safe Register™.

Note: if your home uses a communal district heating system, this doesn’t apply.

What we’re responsible for

We look after the outside of the building and shared areas, including:

  • roofs and drains
  • the main structure of the doors and windows, including the frames. However, you are responsible for the fittings (including locks) and glass
  • communal lighting
  • shared paths and hallways
