Before you move in
No discrimination
It’s illegal for landlords or letting agents to treat you unfairly because of your nationality, race, religion, gender, sexuality, or disability.
However, you must show proof that you have the legal right to live in the UK.
Letting agency fees
Until these fees are officially banned:
- Agencies must clearly display all fees in their offices and on their websites.
- You shouldn’t have to ask to see them - transparency is the law!
Complaints
Letting agents must be part of an independent complaints scheme.
Look for the scheme’s logo - it should be visible in their office or online.
Money protection
Ask your agent:
“Are you part of a client money protection scheme?”
These schemes safeguard your deposit and rent, even if the agency shuts down.
Fixtures and fittings
Before signing anything, check everything works:
- Do the light switches turn on?
- Does water run from the taps?
- Are appliances in good condition?
