Some projects are allowed without permission these are called permitted development.

What is permitted development?

Permitted development covers certain home and business changes, like small extensions or changes of use.

There are rules and limits, and some types still need prior approval from the council.

Making changes to a flat

In most cases, you’ll need planning permission to make changes to a flat. But thanks to a local development order, you don’t need permission to replace windows or doors as long as you follow the specific rules set out in that order.

If your flat is listed as historically important or is in a conservation area, you will need planning permission for any changes.

If you think your project is permitted development, you can apply for a Lawful Development Certificate to get written confirmation from the council.

If you are happy with an informal opinion on whether your project needs planning permission, you can use our pre-application ‘Need for Consent’ service’
