Keeping proper documentation helps you manage risk and comply with the law.
You should retain:
- tenancy agreements and deposit documents
- safety certificates (gas, electrical, EPC)
- inventory and inspection records
- rent and payment history
- copies of all correspondence
The Renters’ Rights Act requires all landlords to register on a national Private Rented Sector Database (portal), which demonstrates proof of compliance and property details. The database has not yet been rolled out but is predicted for late 2026.
