Keeping proper documentation helps you manage risk and comply with the law.

You should retain:

  • tenancy agreements and deposit documents
  • safety certificates (gas, electrical, EPC)
  • inventory and inspection records
  • rent and payment history
  • copies of all correspondence

The upcoming legislation proposes that all landlords will need to register on a national Private Rented Sector Database (portal), showing proof of compliance and property details.
