From 1 May 2026, all private rented homes must use the new Assured Periodic Tenancy (APT), which replaces Assured Shorthold Tenancies. APTs are open‑ended, rolling tenancies with no fixed term, and they renew automatically each rent period. This means landlords can no longer offer six‑ or twelve‑month fixed contracts, as the Renters’ Rights Act abolishes fixed‑term tenancies.
All existing ASTs converted to APTs from the 1 May 2026, and landlords must provide a written tenancy agreement that reflects the new rules, including the periodic structure, notice requirements, and removal of outdated AST clauses.
