Leaseholders' guide – what you need to know - Information about asbestos

Asbestos was commonly used in building materials because it resists heat and chemicals. You might still find it in places like:

  • ceiling and wall panels
  • bath panels
  • textured wall coatings
  • gutters and pipes
  • floor tiles
  • heating systems and ductwork

Who is responsible?

If you're a leaseholder, you're responsible for any asbestos inside your property.

The council is responsible for asbestos found on the outside of buildings or in shared areas like stairwells and roof spaces.

What should you do?

If you see damage to materials in shared areas, report it to the council.

Important safety advice:

  • asbestos is usually safe if it’s in good condition and left alone
  • be careful when doing DIY work
  • If you think a material might contain asbestos, don’t touch it
  • always get advice from a licensed asbestos removal expert. You can find a list of these online
  • you can also contact Environmental Health or the Health and Safety Executive for guidance.
