Leaseholders' guide – what you need to know - Heating appliances

  • your responsibility: If you own your flat (as a leaseholder), you're in charge of looking after your heating appliances. This includes servicing, fixing, or replacing them when needed.
  • council’s responsibility: The council takes care of heating systems that are shared by multiple homes (communal heating), including any shared flues or ducts
  • why servicing matters: Heating appliances that aren’t regularly checked can stop working properly and may become dangerous. It’s important to have them serviced every year.
  • gas safety for landlords: If you rent out your property, the law says you must have a gas safety check every year and give your tenant a copy of the certificate
  • gas safety for residents: If you live in your property, it’s strongly recommended you also get a yearly gas safety check to keep your home safe.
  • who should do the work: Always use a qualified professional. For gas appliances, they must be Gas Safe registered.

Safety first: Not maintaining your heating appliances properly can put lives at risk. Learn more about gas servicing for leaseholders.
