Find out what Norwich City Council is responsible for

We look after certain parts of the building, depending on your lease. Here's a quick summary of what we usually take care of:

  • the building’s structure – including the foundations, roof, and outside walls
  • gutters and rainwater pipes
  • water pipes and drainage in shared areas
  • shared staircases and lifts
  • decorating and maintaining shared areas
  • the main structure of the doors and windows, including the frames. However, you are responsible for the fittings (including locks) and glass
  • door entry systems
  • lighting and electrics in shared areas
  • shared heating and hot water systems
  • shared TV aerials

Note: you’ll still need to pay your share of the costs for these services, as explained in your lease.

The council also sends you a yearly breakdown of your service charges, including costs for repairs, maintenance, and building insurance.

How to report repairs

You can report a repair online.

If you have an emergency repair outside of office hours, please call 01603 412180.

Who pays for repairs?

Norwich City Council handles certain repairs, but you may need to pay your share of the cost.

Everyday repair costs are included in your annual service charge.
